The Feel

Encino is quieter, more residential, more estate-like. Bigger setbacks, wider lots, and a pace that suits families who want a retreat at the end of the day.

Sherman Oaks is livelier and more walkable — restaurants, the Galleria area, weekend farmers markets. It skews slightly younger and more social.

Housing Stock & Prices

Both neighborhoods split at Ventura Boulevard. South of the Boulevard you find gated compounds, hillside contemporaries, and the strongest values; north of it, classic mid-century ranches with generous yards at a meaningful discount.

Encino's edge: the estate sections — Royal Oaks, Amestoy Estates, Rancho Estates — offer half-acre-plus flat lots that are hard to find anywhere else in the city. If land matters, Encino usually wins.

Sherman Oaks' edge: more inventory turnover and a broader mid-range, which means more choices between roughly $1.5M and $2.5M — and typically a faster resale when it is your turn to sell.

Commutes

Sherman Oaks sits at the 101/405 interchange — the Valley's best (and busiest) launch point for Westside commutes over Sepulveda or the 405. Encino trades a few extra freeway minutes for calm; canyon commuters use Hayvenhurst and the backways.

Schools & Parks

Both feed strong local elementaries and a deep bench of private and charter options. Encino has the Sepulveda Basin's parks, golf and Lake Balboa on its doorstep; Sherman Oaks counters with Van Nuys–Sherman Oaks Rec Center and a denser everyday-errand grid.

The Bottom Line

Choose Encino if you are optimizing for lot size, privacy, and a house you will keep for fifteen years. Choose Sherman Oaks if you are optimizing for walkability, energy, and liquidity.
