In the Valley, school boundaries move home values as much as square footage does. If you are buying with kids — or with resale in mind — here is how the school landscape maps onto real estate, neighborhood by neighborhood.

The Public Standouts (and Their Boundaries)

Studio City — Carpenter Community Charter: the most famous value-driver in the Valley. Homes inside the boundary consistently command premiums; confirm boundary status on every listing rather than trusting the flyer.

Encino — Hesby Oaks and Lanai Road: two boundaries that quietly separate similar-looking blocks by six figures. Encino's family streets cluster around them.

Sherman Oaks — Kester Avenue and Dixie Canyon: strong neighborhood elementaries that anchor the flats' family demand.

Woodland Hills — the El Camino Real & Taft corridors: high-school-driven demand; Woodland Hills and West Hills feed some of LAUSD's most sought campuses.

Las Virgenes: The District That Sells Cities

Calabasas, Hidden Hills, and Agoura share the Las Virgenes Unified district — a top-rated system that is a primary reason families choose Calabasas over similarly priced LA-city neighborhoods.

Charters, Magnets & Privates

Charters: the Valley's charter bench is deep, but lotteries make them a plan-B, not a guarantee — do not overpay for proximity to a lottery school.

Magnets: LAUSD's magnet system rewards early applications and points accumulation; savvy families start the process years ahead.

Privates: Harvard-Westlake, Buckley, Campbell Hall, Notre Dame — the private corridor along Coldwater and Laurel means some buyers ignore public boundaries entirely and optimize for drop-off routes instead.
