What $2M Buys in Encino Right Now
Two million dollars is the pivotal number in Encino real estate — the line where buyers graduate from starter-Valley to genuinely luxurious. But what that budget actually buys varies enormously by street. Here is the current landscape.
North of Ventura Boulevard: Space and Value
In the flats — think the streets around Hesby Oaks and toward Lake Balboa — $2M currently buys a remodeled 4–5 bedroom ranch on a 7,500–10,000 sq ft lot, often with a pool and detached bonus space or ADU potential. These homes are the family workhorses of Encino: single-story living, real yards, and walkable pockets near parks.
South of the Boulevard: Entry to the Hills
Cross Ventura and the same money changes character: expect a 3–4 bedroom hillside home with character and views, perhaps 2,200–2,800 sq ft — smaller than the flats, but with privacy, canyon feel, and the address premium. Fixers on prestigious streets sometimes appear near this number and get fought over.
The Estate Neighborhoods: Just Out of Reach — Usually
Royal Oaks and the Amestoy Estates typically start well above $2M, but patient buyers catch exceptions: estates needing cosmetic work, probate sales, or quiet off-market deals. This is where representation earns its keep — several of my best client purchases in this band never hit the open market.
What Your $2M Competes Against
- Westside refugees: buyers who discovered $2M in Encino buys what $3.5M buys over the hill.
- Developers: hunting large flat lots for new construction — they make flat-lot fixers surprisingly competitive.
- Move-up Valley families: upgrading from Sherman Oaks and Studio City for lot size and schools.
Strategy Notes for This Price Band
Underwrite the lot, not just the house. In Encino, land is the store of value — a mediocre house on a great flat lot outperforms the reverse over ten years.
Watch the school boundaries. Hesby Oaks and Lanai Road boundaries carry real premiums; a block's difference matters at resale.
Move decisively on the right one. Well-priced $2M Encino homes routinely draw multiple offers within the first two weekends.
